Bicester builder for home extension

Building an extension on your home is a convenient way of adding more usable living space. The thought of building an extension can be a daunting task from design, planning permissions and cost considerations.

Adding an extension to your home makes more sense than having to move house in order to gain more space. Think of the other considerations when moving house – changing schools, new neighbourhood etc. Adding an extension to your home has the additional side effect of increasing the value of your home should you opt to move home in the future.

Planning permission for an extension

There are a variety of permitted development rights that need to be taken into account when planning an extension, mostly heights, widths of adding an extension but also materials used. Extra consideration needs to be considered if your property is located in a conservation area of if your home is listed.

If you discover that your extension will require planning permissions then it’s worth discussing your plans with the local planning office to get a feel for what you can and can’t build.

Building Regulations

Building regulations are a set of standards for construction projects that cover aspects of an extension such as fire safety, drainage systems, gas and electrical systems. You will need to adhere to the building regulations when building your extension.

As part of Mansi Building and Renovations Ltd project management services we can manage all aspects of your decision to add an extension to your home, from planning and building regulations to design and build.

Using an Architect

Having an architect draw up plans for your home extension will benefit you if you live in a listed property or are in a conservation area. Finding an architect or designer can be as much a daunting task as finding the right building firm. Go by recommendations and the qualifications of the engineer or architect you are considering.

Designing an extension

You may have a fair idea of how you want your extension to your home to work with the existing space and layout. It’s always worth getting a professional to take a look at your plans as they may come up with a layout that you might not have thought of. There is plenty of inspiration on the internet as to how a space can be re-used by the addition of an extension.

Mansi Building and Renovations Ltd provides professional home extension services. We provide a full Design and Build construction service that covers everything from initial consultation, architectural planning, through till completion of project.

Building an extension

So you have gained permissions and building regulations compliance so it’s time to actually start building your home extension. Who will manage the project can range from self management – employing subcontractors as and when you need them but it can be more efficient and time saving by using a project management team to handle the management of the build for you. Imagine all the aspects you’ll have to manage yourself – trades, materials, services, site cleanliness, insurances such as public liability insurance.

Unless you are a builder yourself you will most likely need an outside team of specialist trades people to undertake the task of building your home extension. The type of skills you will need will range from general builders, structural engineers, electrical and gas safety professionals.

Local Development Order

Considering extending your home? Before you get started it is worth investigating what sort of extension you can and can’t build. The type of property and the style or size of a proposed extension will determine if you will need to obtain planning permission or not. Knowing what restrictions exist will help you decide on the style and size of extension that you go for.

What is a Local Development Order (LDO)?

The Householder Local Development Order (LDO) was developed to help speed up the process for homeowners to obtain planning consent automatically for building works that comply with the order conditions and design code. The order requires that homeowners who are planning to build an extension inform their neighbours of their decision but they can design the extension themselves so long as it complies with the design code.

What are the advantages of an LDO?

The primary benefit that the LDO has is of faster decisions – typically 2 weeks rather than the two months with planning permission. There is also a certainty of approval – where if the proposed extension meets the criteria and design code approval is pretty much guaranteed.

The National Permitted Development Rights set out what you can build without obtaining planning permission. Those that are looking to add a ‘wraparound’ extension will be allowed under the LDO.

Who can apply for an LDO?

There is a checklist of property types and areas that determine whether you will be allowed to apply through the LDO. There are however some criteria that exclude homeowners from applying and will require planning permission instead.

  • Terraced or end of terrace house
  • A flat or a house in multiple occupation
  • A listed building
  • In a conservation area
  • Within the metropolitan green belt
  • Within the Chiltern’s Area of
  • Outstanding Natural Beauty
  • Converted from an agricultural building
  • Subject to agricultural or equestrian occupancy conditions, or
  • Subject to a S106 legal agreement restricting occupancy.

How to apply for an LDO?

  1. Check whether the LDO applies to your property.
  2. Assess if your proposed extension complies with the LDO design criteria by referring to the LDO Design Code
  3. Before submitting your application, notify your neighbours about your proposal
  4. In order to validate an application successfully, ensure you have all the required supporting documentation.
  5. Complete the LDO application form.
